Presentation of your Investment

The presentation of your investment property should be a top priority. Always maintaining your property to a high standard, will not only make your property easier to lease, but will attract a higher/premium rent and quality of tenant. 


It also encourages tenants to treat the property and its contents with greater respect.  If you are renting your property for the first time, ensure the property and inclusions are professionally cleaned. It will make the property look fresh and attractive and set a benchmark for subsequent tenants.  


With paintwork, floor coverings and fittings, be aware that your rental property may wear more quickly than the average family home.  Stay on top of maintenance and repair needs. Attending to repairs and maintenance when requested will keep your tenants happy and prevent further costs and associated issues in the future.  

Tenant Selection

At DGA Property Management, we pride ourselves on choosing the best possible tenant for your property. To help us do this effectively we follow the procedure below. We require the following information to be provided:


• Photograph identification  

• Other ID such as a Medicare Card or Passport or Driver Licence  

• Contact details from previous landlords or agents to obtain references   • Proof of last residential address  

• Supporting proof of current income   

• All previous landlords/agents and personal references are checked   

• Income/employment is confirmed   

• You to make the final applicant decision

• The Tenant will be kept always notified throughout this process   

• On approval of the application, all must be paid in clear funds.    

Maintenance

When you decide to choose DGA Property Management we will obtain instructions on about how you wish us to deal with any maintenance issues that may arise. We request an authorised spending limit. This allows us to address any maintenance in a timely manner  which reduces the potential for the problem to escalate, avoids unnecessary delays and helps keep your tenants happy. Remember, a happy tenant usually stays longer, pays rent on time and cares for your property.   In an emergency we will need to act in the best interest of you, your property, and the tenant.    

Property Inspections

Inspections are a priority and responsibility of investment management. They ensure your investment is being well maintained to the highest possible standard.  DGA Property Management utilises a state-of-the-art application that allows our staff to prepare all property inspection reporting using an iPad whilst at the property. This  comprehensive reporting system includes detailed written descriptions, and the photos provide a clear depiction of how the property looks inside and out.  Copies of all reports will be emailed/posted to Lessors.  

Landlord Insurance

We cannot stress enough the value of taking out Landlord Insurance. Even the best tenant can sometimes fall into arrears for several reasons beyond their control. Your investment property is an asset and as such it is wise to consider that the annual cost of insurance is a small percentage to pay in the situation of rent loss and/ or damage to your property.   There are many different companies offering Landlord Protection. When choosing an insurer please be sure to read the product disclosure statement thoroughly as some products contain conditions that may negate any future claims.
